In the city of Boulder, 172 new single-family listings came on the market in June, and the month closed with 189 homes still available 2.1 months of inventory and a 40% year-over-year gain.
With inventory rising and competition easing, prices dropped from $1,767,782 the prior month to $1,673,139 in June. That's still 20.3% higher compared to 2021, and on average, single-family homes are selling for 102.2% of their list price.
